Property Tax Relief Program Information

Homestead Property Tax Relief for Damaged or Destroyed Property · Clerk

Introduction

Welcome to the Shawnee County Appraiser’s Web Site. Here, we provide extensive information about real property values and characteristics. Please feel free to explore our site. It is provided as a service to you and is intended to assist you in better understanding our purpose and the services we provide.

The Appraiser’s Office is assigned the task of appraising (estimating the most probable selling price) real estate and personal property for tax purposes (see our Mission Statement below). The County Appraiser does not set, nor does he collect taxes. After the County Appraiser has valued all the property in the county, the values are certified and transferred to the County Clerk. Once all of the taxing units (schools, cities, townships, county, library, etc.) set their budgets, the County Clerk uses the budgets and valuations for each taxing unit to calculate mill levies. Then the individual tax statements are printed and the County Treasurer collects property taxes.

Here at the Appraiser’s Web site we provide you services that allow you to look up the appraised values of residential and commercial properties. You will also find information about the property’s characteristics. There is also a link to the County Treasurer’s property tax information. Additionally, there are several links to other related web sites that may be of interest.

Mission Statement

The Shawnee County Appraiser’s Office is a service bureau with the mission of:

2024 Shawnee County Real Estate Market Analysis Pursuant to K.S.A. 79-1460a

This market analysis is intended to satisfy the requirements of K.S.A. 79-1460a. It is not intended to be a complete narrative of market trends for individual properties in Shawnee County, nor is it intended to describe the market trends for individual market areas within Shawnee County. Neither is this an appraisal or market analysis that purports to comply with uniform standards of professional appraisal practice. Rather, it is intended to give a broad countywide overview of real property market trends.

A study of the residential real estate market indicated that there is an estimated overall inflationary increase of approximately 2% to 8% depending on location within the county.

A study of the commercial real estate market indicated a general overall inflationary trend of approximately flat to 4% depending on property types and investment class. Some specific property types may experience larger increases due to market activity.

A study of the real estate market for vacant land indicated that the market is stable to increasing for certain market areas.
